We know the security deposit law well at Core Alliance Properties, and our great tenant relationships coupled with our careful documentation results in fewer tenant disputes. There isn’t any conflict because we work closely with our tenants throughout the leasing period to ensure the property is well-maintained and in good shape.  

Tenants are entitled to the return of their security deposit within 21 days of move-out. To expedite the process and eliminate confusion, we remind tenants of their responsibilities before they move out so they’re not surprised if we withhold security deposit funds for cleaning and repairs. We also take care of the following:

  • Offering a pre-move out inspection as required by law.
  • Creating inspection reports with photos.
  • Itemizing any deductions and including invoices, work orders, and receipts.
  • Meeting with tenants to work through any questions or potential disputes.

I had a pleasant and very easy experience with Core Alliance from the first phone call to the last message sent - My wife and I found a rental that was managed by Anshu. Unlike other realtors or property managers, we were able to speak to Anshu on our first attempt and he was very informative and helpful over the phone. We then scheduled a time to see the rental property same day, which was nice, and met Anshu there. He did a thorough tour of the home and gave us valuable advice about leases, and was very transparent about the home and its owner. We then applied, got approved, and met Anshu one last time at the property. Due to certain circumstances we unfortunately did not continue through with the lease, and even still Anshu went above and beyond contacting the owner, trying to make things work, and doing what he could to make sure we, the future tenants, would be happy for the duration of our lease. He was definitely a big factor in our initial decision to sign the lease. Although it did not work out, Anshu stayed positive and professional and was extremely helpful and patient with us. He is a great example of what every property manager should be and we are looking forward to working with him again in the near future. Do not hesitate to sign a lease with Core Alliance.

Great service, prompt response and guidance. Tenants are able to apply online and send their documents which is convenient for Landlord as well as potential tenants. I worked with Anshu Gupta and he was great in providing guidance as well as providing quality contractors to help fix items in the rental property. Lease is detailed so there is no ambiguity between tenant and landlord. I would highly recommend. Thanks.

We've rented through Core Alliance since June 2019. Our primary contact is the owner Jon, who is so responsive and easy to work with. They are always prompt when we have an issue at the house and are just generally reasonable, nice people. We had an issue recently come up where the home owner has decided to sell our current rental (after being unresponsive to our requests to renew for two months - not Core Alliance's fault). Big issue for me as I'm pregnant and our lease ends June 30, three weeks before I'm due. Current housing/rental market is terrible, and Jon and his team coordinated with another home owner of a property they manage so we essentially just transfer our lease. Very thankful for Jon and team and appreciative of all they have done to help us!
